Our conditions and information on membership

A basic prerequisite for a rental agreement is the purchase of cooperative shares. The amount of those depends on apartment size. Up to 80m² two cooperative shares, for sizes with more than 80m² three cooperative shares are required. The present value of one cooperative share accounts 620,00 €. A rental deposit is not required.

Please note: As a precondition of a lease agreement we ask for your income statement as well as for a rental debt exemption certificate. Depending on the individual income situation we may ask for a guarantee (co-signer). We also ask the prospective tenant/guarantor for approval for a solvency check.

Procurement guidelines

Volksheimstätte is obliged to their members exclusively. Though, apartment seekers don’t have to be a member beforehand. 

Only when signing a rental agreement is membership in our cooperative necessary. The duration of the membership is decisive for the allocation of living space and specified in our statutes. Within non-members the application date of the „request form“ is essential.

Membership

When renting an apartment, shares must be acquired, at the latest, at the time of signing the rental agreement. As we have no vacancies in our housing stock, it only makes sense to acquire membership if you are under no time pressure to look for an apartment.

With the acquisition of one share to the amount of 620,00 Euro you become a member in our cooperative. Per member a maximum of three shares may be purchased. A dividend is distributed on the credit balance. The dividend is made upon the decision of an annual general assembly and currently amounts to 4 %.

In case of termination of the membership a written cancellation notice up until the 31.12. of the year is required. As per resolution of the general meeting, the dividend is paid out to the shareholders in the middle of the second year.
